MIAMI CONDO NEWS — All About Condo Living in the Magic City — Edited by Heinz Dinter, PhD

An excellent location with prices from the mid $200,000s (2006-05-19)

1800 Biscayne Plaza has a strategic location at Biscayne Boulevard and NE 18th Street. The spot is representative of Miami’s intense progress in the area, enhanced by the completion of the Performing Arts Center, just three blocks away from the building. Margaret Park, a block away on 18th Street, overlooks Biscayne Bay, and the MacArthur, Venetian and Julia Tuttle causeways just a few minutes away provide access to Miami Beach, and the beaches. The airport is only a 15-minute ride on the 836 Expressway.

The condominium has lofts and one-, two- and three-bedroom units that range in the area from 630 to 1,400 square feet. All of them have large balconies and an excellent view.

The front side along Biscayne Boulevard is taken up by commercial space, which brings urban life to the area.

The sale and closing of about 80 percent of the apartments have concluded, and the last few units are for sale at prices that, given the building’s quality and location, are very competitive at $248,000 to $520,000, says a spokesperson for the developer.

The condominium offers different features of modern life: a swimming pool with Jacuzzi next to a huge terrace, a gym with brand-new equipment and an excellent view of the bay. Residents also have access to a multi-use room for parties and social gatherings. And all of them have assigned parking.

The outside windows conform to the latest building codes for glass construction (impact-resistant glass), which is resistant to hurricane winds and the objects that go flying with them. This way, the installation of additional protection is unnecessary.

The imposing, well-lit lobby at 275 NE 18th Street has marble floors and custom-designed furniture, and residents and visitors are greeted by a 24-hour security service.

The lofts have tile floors and some include huge balconies.

However, the most impressive feature is the expansive windows overlooking Biscayne Boulevard. The one-bedroom units have a defined dining area, along with a living room, and the bedroom features a huge wall-to-wall closet.

The two-bedroom, two-bath apartments go beyond common layouts. They have a small foyer to greet guests. The building offers two design options: one with a main bedroom separated from the second bedroom by the living and dining area (split floor plan) and a more traditional one, with the bedrooms on one side of the living and dining area. This last one has two balconies, one of which is exclusive to the master bedroom.

The three-bedroom units, only three of which are left, have a large balcony terrace that transforms them in a living area from where the imposing views of Biscayne Bay and the city of Miami may be enjoyed.

This elegant and modern building was developed by a subsidiary of Melo Development, a company that has built condominiums and multi-family housing for more than 40 years in South America. It has built several building in Miami, among them, 22 Biscayne Bay, Phase 1 of 25 Biscayne Park (under construction) and 1800 Biscayne Plaza. One Plaza West Brickell, a new enterprise, is under full development.
